RENTAL PAYMENTS: Advance payment of $250 is required within 4 days of booking the reservation, or it will be cancelled. This payment can be made by credit card, money order or cashier's check. For all intern reservations we must have a credit card number within 24 hours, or your reservation will be subject to cancellation. Upon receipt of your payment, a confirmation will be sent to you.

PLEASE READ YOUR CONFIRMATION CAREFULLY. IT STATES THAT YOU ARE AGREEING TO ALL CONDITIONS AND POLICIES.The balance of your rent is due upon arrival (except on 7 bedroom homes reservations 60 days prior arrival). We accept cash, traveler?s check, cashier?s check, Visa, MasterCard, Discover or Amex.

WE DO NOT ACCEPT PERSONAL CHECKS OR BUSINESS CHECKS, NO EXCEPTIONS. SALES TAX & TOURIST DEVELOPMENT TAX.

Rental rates are subject 13 % tax in Osceola County and 11.5% in Polk County

WE WILL COME TO THE HOME THE NEXT DAY OF YOUR CHECK-IN
(EXCEPT SUNDAYS OR HOLIDAYS BETWEEN 8 & 10 A.M. TO COMPLETE REGISTRATION, SECURITY DEPOSIT*, AND BALANCE OWED, SOMEONE MUST BE THERE TO COMPLETE THIS PROCESS IN ORDER FOR YOU TO STAY IN THE HOME.

*Should damage beyond normal wear and tear or theft occurs, you will be charged against your security deposit initially for the damage or stolen item(s) after your departure. If loss is more than the deposit, then you agree to be personally responsible.

Items in your home are inventoried before and after your visit. Please notify our office if any damage is noted or items missing upon your arrival

CANCELLATIONS & RESERVATION CHANGES: In the event you must cancel, change dates or switch properties, please note that we cannot refund your advance rental payment unless the property is re-rented for the same time period.

Once your reservation is confirmed any cancellations, date or property changes will be subject to our cancellation policies.

If the property re-rents, we will refund your advance rental payment minus a $75.00 administration fee.

GRILLS: Gas grills can be rented for $55.00 per week. Due to Florida Law ?NFPA1- Chapter 3 ? paragraph 3.48? NO BBQ ARE PERMITTED TO BE USED ON POOL DECKS WITHIN 3 FT OF ANY COMBUSTIBLE MATERIAL. 

AND IN NO CIRCUMSTANCES SHOULD THE GAS GRILL/ BBQ BE USED INSIDE THE SCREENED POOL AREA OR INSIDE THE GARAGE.

NO SMOKING
No smoking inside, any guest found in violation at anytime will be asked to leave. All monies for reservation will be forfeited. If found after your departure, your entire security deposit will be charged.
